generally depict the housing styles for the neighborhood. Additionally, Architectural Guidelines will <br />provide a framework for builders to follow while allowing flexibility and variety. <br />Setbacks for the 50-, 65- and 70 -foot lots are proposed to be consistent between product types. This <br />includes setbacks of 25 -foot front, 7'/z -foot sides and 30 -foot rear. The larger 85 -foot lots will have <br />similar front and rear setbacks with 10 -foot side setbacks. The Villas are proposed to have front <br />setbacks of 25 feet for front loaded garages and 20 feet for side loaded garages. Side setbacks are <br />shown at 71/z feet on either side. <br />STREETS, SIDEWALKS & LANDSCAPING <br />There are number of access points to the site, which also creates connections to the surrounding <br />community. The curved tree -lined streets will help to calm traffic in this pedestrian friendly <br />neighborhood. The street design allows for many of the homes to not directly back another home <br />creating many premium lots with wetland, open space or park views. <br />Sidewalks are evident throughout and located on one side of the street creating a truly walkable <br />neighborhood. Trails provide the much needed connections from the surrounding area leading <br />around the ponds and wetlands to the public park. <br />While the site is generally open, there are a few stands of trees intended to be preserved. Most <br />notably, the center entrance along 130`' Street. This centrally located entrance creates a front door <br />effect to the neighborhood with a large monument and public trail leading directly to the park. Near <br />the Villas, the trees create a private green which becomes the focal point of this sub -neighborhood. <br />Other existing treed areas will be preserved to the extent possible. <br />Extensive landscaping is planned along 130`' Street and Highway 61 creating rear yard buffers. The <br />large monument at the main entrance will create identity for the neighborhood as will other features <br />throughout, including the public park, enhanced trail system and pocket green spaces. <br />STREETLIGHTS <br />The streetlight style will be the Vernon Fixture offered by Xcel Energy (see below). Proposed <br />locations are shown on the Preliminary Plat. <br />EASEMENTS <br />The site is intersected by 2 easements: gas line and overhead powerline.
