H. Garages and Garage Doors <br />It is strongly encouraged that garages are positioned to reduce their visual impact on the street. <br />This includes keeping the face of the garage in line with the balance of the home, or behind the <br />balance of the front of the home when possible. Exaggerated forward garage construction is <br />strongly discouraged. <br />I. Driveways <br />Asphalt, concrete, exposed aggregate concrete, or pavers shall be used in the construction of all <br />driveways and parking areas. Driveway grade shall be not more than 10%. <br />J. Setbacks <br />Setbacks are to be as required by the City of Hugo pursuant to the approved Planned Unit <br />Development guidelines for Adelaide Landing. <br />K. Landscaping <br />A landscape plan is required as a part of the ARC Review process. All Landscaping shall be <br />completed by the Builder or Owner within 180 days after closing on the home. <br />Landscaping Plans must include a plant list. Front yard landscaping must include foundation <br />plantings as well as one over story deciduous tree (minimum of 2.5" trunk caliper) or one <br />coniferous tree (minimum of 6' in height). This is in addition to the developer -installed boulevard <br />tree(s) as shown on the approved Landscape Plan for Adelaide Landing. <br />All yard areas except natural areas, planting beds, decks, garden, play areas and pavements, must <br />be sodded. No seeding is permitted. All vegetable gardens and play areas must be located in the <br />rear yard. <br />i.) Sod: Sod shall be installed throughout the entire yard and front boulevard of the home <br />site upon completion of construction. The Lot shall be fully sodded by Builder on or <br />before the earlier of 150 days after issuance of the building permit for the Lot or fifteen <br />days after installation of the driveway on the Lot. In the event the home on the Lot is <br />completed between October 15 and June I of any year, then the Lot shall be fully sodded <br />on or before July 31 following completion of the home. <br />ii.) Irrigation Systems: Lot irrigation systems are required for all homes. Adelaide Landing <br />includes a water reuse system; irrigation water is pumped from the neighborhood ponds. <br />The Master Homeowners Association is responsible for the mainline system which is <br />stubbed to each property. Property owners are responsible for the installation and <br />maintenance of irrigation lines and controllers within the owner's lot. <br />iii.) Retaining Walls: Check city requirements for permit, design, certification, and <br />construction requirements. Do not locate any portion of a retaining wall below the 100 - <br />year high water elevation of any wetland or stormwater pond. No retaining walls shall be <br />placed within a city or HOA based drainage and utility easement. <br />iv.) Landscaping: (excluding sodding, which is addressed above) shall be completed by the <br />Builder or Owner within 180 days after closing on the home. <br />L. Fences <br />Fences are not permitted for the Villa Homes. Fences for the Single Family Homes are permitted <br />with the prior approval of the ARC. Materials must be durable and match the aesthetic themes of <br />the home and community. The material of the fencing will be approved at the sole discretion of <br />NOTE: Declarant reserves the right to make amendments at any time to these Architectural and Landscape Guidelines. <br />4 <br />
