Clearwater Cove 4th Addition Final Plat and Development <br />Agreement <br />DATE: June 15, 2017, for the City Council Meeting of June 19, 2017 <br />60 -DAY REVIEW DEADLINE: July 18, 2017 <br />1. PROPOSED MOTION: <br />Move to approve the resolution approving the Final Plat and Development Agreement for <br />Clearwater Cove 4th Addition. Approval of the Final Plat requires a 3/5 vote of the City Council. <br />2. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a final plat in order to plat 14 residential lots and 1 outlot <br />on the 6.26 acre parcel located south of Frenchman Road (CSAH 8) and east of Everton Avenue <br />North. The site is currently a vacant outlot. <br />3. BACKGROUND: <br />The City Council reviewed will review the PUD General Plan and preliminary plat for <br />Clearwater Cove at its August 3, 2015 meeting. The final plat will plat the remaining 20 lots <br />from the Clearwater Cove preliminary plat to complete the development. There are no changes to <br />the lots from the preliminary plat. The lots meet the minimum lot standards and requirements <br />outlined in the regulations for the Clearwater Cove PUD. <br />The park dedication requirement will be met by cash in lieu of land in the amount of $48,000. <br />
