The angle of connection between the <br /> garage and the house creates an enclosed space of approximately 196 sq ft. The Sullivans <br /> stated that approximately 96 sq ft of this was being used by the living room; the other 100 <br /> sq ft they desire to keep for open storage space in the garage. Staff recommends approval <br /> of the variance subject to the condition that the allowable square footage of accessory <br /> structure on the property be reduced by the amount of variance granted for the garage. <br /> Rubenzer made motion, Brunotte seconded, to approve the variance subject to the <br /> condition that any future accessory structures on the property be limited to the extent <br /> allowed by law minus 100 sq ft. <br /> All aye. Motion Carried. <br /> ONEKA CHILDCARE CENTER <br /> Mr. Tom Houk, representing the Center, 5525 141st Street, requested a variance from the <br /> City's sign setback. The City's sign ordinance allows a sign to be constructed 32 feet <br /> from the street easement. Mr. Houk proposes to construct his sign 22 feet from TH 61 <br /> and 10 feet from 141 st Street. Mr. Houk explained that the variance was necessary due to <br /> the large amount of wetland easement on the property which limits options for locating <br /> the sign. This wetland cuts across his property at an angle, and takes up a large amount <br /> of his frontage with Th 61. The location he has identified would place the sign along the <br /> edge of the parking being construct for the facility, and since the road right-of-way in this <br /> area in quite wide would still place it a substantial distance from TH 61. The City <br /> Engineer reviewed the proposed sign location and found no adverse consequences to the <br /> proposed site, and staff recommends approval of the variance subject to the stipulation <br /> that the sign be placed in as low a profile as possible. <br /> Goiffon made motion, Rubenzer seconded, to approve the variance allowing Mr. Houk to <br /> construct a pylon sign 10 feet from the right-of-way of 141 st Street and 22 feet from the <br /> right-of-way of TH 61. <br /> All aye.
