Motion carried. <br /> Charest Variance <br /> The Board considered the request of Richard Charest for a variance to allow construction of a 2,081 <br /> square foot garage attached to the home to be built at 12683 Homestead Drive. The proposed garage <br /> would consist of a 11276 square foot garage on the first level and a 805 foot garage on the lower <br /> level. A driveway would wrap around the north end of the home to provide access to the lower level <br /> garage. In addition to the variance for the garage space, the applicant <br /> requested variances from the side lot line setbacks. The home would be 36 feet from the north lot <br /> line and 36 feet from the south lot line. The ordinance requires a 40-foot setback from the side lot <br /> lines. As such, the applicant is requesting a four-foot variance from both lot lines. <br /> Charest stated he wanted to construct a garage that would allow him to properly store items. <br /> Rich Pakonen, 12727 Homestead Avenue North, said Charest was a great neighbor who kept his <br /> yard clean and stored everything out of site of his neighbors <br /> Pat McCleron, 12665 Homestead Avenue North,was concerned that the property would need fill in <br /> the pond and this would cause flooding in his yard. Charest said the home would be far enough from <br /> the pond and would need no fill. <br /> Schumann said the ordinance is silent on tuck under garages and should not be included in the total <br /> garage space variance request. Schumann also said tuck under garages could become more common <br /> as more walk out homes are built, and the City should consider revising its standards. <br /> Schumann made motion,Puleo seconded,to recommend approval of a variance to allow construction <br /> of the home and garage at 12683 Homestead Avenue North as requested. <br /> All Ayes. Motion carried. <br />
