Motion carried. <br /> Aschenbrener Variance for Accessory Building <br /> The Board considered the request of Mark and Denise Aschenbrener for a <br /> variance to permit a 25-foot side yard setback for the construction of a 2,000 <br /> square foot accessory building on property located 13520 Keystone Avenue <br /> North. City code requires a 40-foot side yard setback in the Agricultural District. <br /> The City had received a letter from Azure Properties, owners of the adjacent <br /> property located north of 13520 Keystone Ave., stating their objection to the <br /> variance. <br /> Puleo pointed out that the letter did not state their reason for objection. <br /> Staff found that the location of the existing well and the required setback from it <br /> prevented the applicant from locating the building closer to the principal structure. <br /> To locate it 40 feet from the property line would not provide access to the rear of <br /> the property in case of an emergency. <br /> Staff also found that at the time the home was constructed, the required setback <br /> was 20 feet. In 1999, the City increased the setback from 20 to 40 feet. <br /> Puleo stated that the Board had considered many variances resulting from this <br /> change in setback requirements and the City would be considering a change to the <br /> ordinance. <br /> Puleo made motion, Brunotte seconded, to recommend approval of the variance <br /> for Mark and Denise Aschenbrener. <br /> All Ayes. Motion carried. <br /> Adjournment <br /> Brunotte made motion, Puleo seconded, to adjourn at 6:55 pm. <br /> All Ayes.
