Lot 1, Block2 equals 83,496 square feet or 1.92 acres in area and is hosting a <br /> 20,585 square foot building. Lot 2,Block 2 equals 283,500 square feet or 6.51 acres in area and is hosting a <br /> 94,652 square foot building.The lot areas meet the intent of the Headwaters PUD. <br /> Unit Count Related to the Approved PUD Density <br /> The Forest Bay Lodge project includes: <br /> • 110 Independent Living Units <br /> • 31 Assisted Living Units <br /> • 15 Personal Care Suites <br /> • 20 Memory Care Units <br /> • 30 Skilled Nursing Units <br /> The proposed number of units equaling 206 is within the approved density for the Headwaters PUD. <br /> Building Setbacks and Height <br /> The proposed residential building meets all setbacks and height requirements associated with the <br /> Headwaters PUD. Proposed setbacks are illustrated below: <br /> Building 1: <br /> PUD Minimum Local Street Setback:20 feet <br /> Proposed Local Street Setback:265 feet <br /> PUD Minimum Rear Setback:20 feet <br /> Proposed Rear Setback:26 feet <br /> PUD Minimum Building to Building Setback:20 feet <br /> Proposed Building to Building Setback: 35 feet <br />
