NEIGHBORHOOD COMMERCIAL Design Standards: <br /> DISTRICT (NC) - §153.326 In addition to the minimum design standards applicable to all <br /> commercial districts,Neighborhood Commercial districts shall also <br /> be subject to the following standards to reflect the character of the <br /> Neighborhood Commercial District. <br /> Building Design: <br /> New buildings adjacent to <br /> existing buildings or residential <br /> neighborhoods shall appear to have 4 <br /> similar scale and design elements <br /> as the neighboring buildings at <br /> a residential scale and character. <br /> Buildings fronts shall include three Facades should be articulated into <br /> of the following elements: house-size segments <br /> a) Articulation of facades into house-size segments <br /> Purpose: a b) Residential scale building modules similar to adjacent buildings <br /> The purpose of the Neighborhood Commercial(NC)District is to c) Similar fagade proportions to those on neighboring buildings <br /> allow single multi-use commercial buildings containing convenience d) Residential scale building components such as porches, patios, <br /> retail and service commercial uses at major intersections on small decks,columns and balconies <br /> neighborhood scale sites where public sewer is available and <br /> sites are designated in the City of Forest Lake Comprehensive <br /> Plan.The district is intended to accommodate the basic needs of <br /> neighborhoods that would not otherwise have convenient access to <br /> retail areas in the City. <br /> Design Character: <br /> The character of this district shall reflect the character of surrounding <br /> residential neighborhoods.Building scale,setback and design <br /> n <br /> OWN <br /> should be consistent with existing neighborhoods.Because this <br /> district is intended to serve surrounding residential areas,pedestrian <br /> connectivity to existing neighborhoods is also important.Design -- ON— <br /> in this district should foster a welcoming pedestrian environment Neighborhood commercial builidings should include <br /> through pedestrian scale buildings,street furniture,and pedestrian residential scale components such as porches, <br /> and bike facilities. decks, columns and balconies <br /> Design Requirements Manual Commercial Districts 2-7 <br />
