BROADWAY BUSINESS (B-1) DISTRICT - §153.324 <br /> Purpose: <br /> The Broadway Business(B-1)District is intended to establish <br /> areas for the location and development of professional offices, <br /> administrative offices,limited neighborhood and community- 'A strong and vital economic district provides <br /> oriented retail,and healthcare services and facilities which the base for the long term well being of the <br /> are expected to develop with a high level of amenities such as community" <br /> landscaping and architectural controls;to encourage a complex <br /> of compatible and mutually supportive health care services <br /> and facilities;to allow a transitional reuse of existing buildings <br /> until market conditions warrant redevelopment;to enhance <br /> redevelopment potential by prohibiting uses that would impede <br /> redevelopment;to capitalize on the high volume of traffic and <br /> potential customers;to ensure an appropriate physical relationship <br /> with the surrounding neighborhood,including acceptable traffic <br /> operations on local streets;and to provide a district which is related <br /> to and may reasonably adjoin high density or other residential <br /> districts. 9 7 <br /> Design Character: <br /> Due to the high visibility of this area,the character of this district <br /> shall reflect well-designed and attractive businesses.Development <br /> in this district shall be unified through building architecture and <br /> landscaping.The design character of this district shall also take into <br /> account the relationship of the site to surrounding residential areas <br /> and the retail area surrounding the interchange at I-35.Development <br /> shall be designed to provide for appropriate transitions and <br /> connections to surrounding residential areas and to the more dense <br /> pedestrian oriented Downtown Mixed Use District(MU-1)§153.334 <br /> and the less dense auto-oriented Highway Business District(B- <br /> 2)-§153.328. Pedestrian connections within this district will be <br /> essential. <br /> The Broadway Business District is intended for development of a variety of retail <br /> and office uses.
