We reviewed the sketch plan prepared by Brunton <br /> Architects, no date provided. <br /> A summary of our findings is provided as follows: <br /> Roadways <br /> 1. The City's Comprehensive Transportation Plan includes the extension of 147t' Street within the <br /> northerly portion of the site, eventually connecting to Oneka Parkway to the west. The exact <br /> alignment, design, and timing will require further discussion as the project moves forward. <br /> 2. The plans include the removal of Finale Avenue between Upper 146th Street and 147t' Street, <br /> creating one contiguous site with Lions Park. The plans also include access to the proposed <br /> development via 146th Street and Finale Avenue rather than 147[1' Street. The roadway and access <br /> issues will need to be reviewed in greater detail in light of the planning process for Lions Park, as <br /> well as the anticipated traffic demand from the proposed site. <br /> Utilities <br /> 1. City sewer service is available to the site via an existing trunk sewer main located along the <br /> southern edge of the property. A sewer main or service line can be extended from the existing <br /> trunk sewer to serve the proposed development, as well as any needs within Lions Park. <br /> 2. City water service is available adjacent to the site. A watermain will need to be connected near <br /> Well #3 and extended to/through the site, connecting to the existing watermain at the Finale <br /> Ave/Upper 146th Street intersection. The watermain size will need to be determined based on <br /> anticipated demand, and can serve both the proposed development and Lions Park. <br /> 3.
