Resolution 2017-33 <br />Fable Hills 51 Addition Final Plat <br />9. Concurrent with the grading and installation of streets and utilities: <br />a. A 8 -foot bituminous trail shall be constructed along the east side of Fable Hill <br />Road. <br />10. Accessory dwelling units are not permitted within the development. <br />11. Staff will continue to work with the applicant on the lighting plan. Exact locations shall <br />be reviewed and approved by staff prior to installation. <br />12. The landscaping shall be consistent with the landscape plans received on May 27, 2015, <br />and August 21, 2017. Landscaping on each lot shall be installed prior to the issuance of a <br />Certificate of Occupancy for that lot. <br />13. Prior to recording the final plat: <br />a. The applicant shall enter into a Development Agreement and pay all development <br />fees outlined in the Exhibit C of the Development Agreement. <br />b. The 21 lots shall be added as part of the Fable Hills Home Owners Association <br />(HOA) in regards to maintenance of common areas. The 21 lots shall also have an <br />HOA for the maintenance of the lawn areas and other common areas with the plat. <br />The HOA documents shall be reviewed and approved by staff. <br />c. The construction plans shall be revised per the Engineers memo dated August 31, <br />2017. <br />d. The applicant shall continue to work with the City on the drainage from the <br />filtration pond on Outlot A, Fable Hill 4`h Addition, to the park to the east as to <br />not cause flooding or erosion. The applicant is required to make revisions to the <br />outlet and grading so that the discharge from the pond does not flow overland <br />across the trails. <br />
