Fable Hill 5th Addition Final Plat <br />DATE: August 30. 2017 for the City Council Meeting of September 5, 2017 <br />REVIEW DEADLINE: September 19, 2017 <br />1. PROPOSED MOTION: <br />Move to approve the resolution approving the Final Plat for Fable Hill 5d` Addition. <br />Approval of the Final Plat requires a 3/5 vote of the City Council. <br />2. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a final plat in order to plat 21 villa lots and 2 outlots on <br />the 19 acre parcel located north of Fable Hill Road. The site is currently vacant. <br />3. BACKGROUND: <br />The City Council reviewed will review an amendment to the preliminary plat and PUD for Fable <br />Hills 4rd Addition at its August 21, 2017 meeting. The final plat will plat 21 lots from the Fable <br />Hills 4rd Addition preliminary plat. There are no changes to the lots from the preliminary plat. <br />The lots meet the minimum lot standards and requirements outlined in the regulations for the <br />Fable Hills PUD. <br />The park dedication requirement will be met by fee for a total of $50,400 ($2,400 per unit). <br />4. RECOMMENDATION: <br />Staff recommends approval the resolution approving the Final Plat and Development Agreement <br />for Fable Hill 51hh Addition. <br />
