In particular, we <br />have reviewed the following plans related to this particular request: <br />• Fable Hill 5th Addition Final Plat prepared by Westwood Professional Services. <br />Based on the review of the final plat documents, we offer the following comments related to this <br />application: <br />Final Plat <br />1. The final plat is consistent with the preliminary plat documents, and the appropriate <br />drainage/utility easements have been provided within the plat area itself. Drainage and Utility <br />Easements will need to be provided over the Outlot A located within the plat. <br />2. Outlot A contains a storm water pond that will be dedicated to the City as part of the final plat. <br />The storm water pond will become part of the City's storm water management system for <br />ongoing maintenance activities. <br />Development Agreement <br />1. There are a number of development fees outlined within the City's Fee Schedule that will <br />become due as part of the final plat. The Development Fees are included within Exhibit C of the <br />Development Agreement. <br />Gradina, Street, and Utiiit-v Plans <br />1. We are working directly with the applicant's engineer to finalize the grading, street, and utility <br />construction plans, specifications, and details.
