EXHIBIT B <br />APPROVAL CONDITIONS <br />1. The final plat is approved to allow the creation of 11 single family lots (villa units) and 2 <br />outlots, in accordance with the plans and application received by the City on July, 21, <br />2017, August 16, 2017, and August 21, 2017, except as amended by this resolution. <br />2. The final plat approval is contingent upon the PUD amendment and preliminary plat <br />approval for Fable Hill 4th Addition. <br />3. Development standards shall comply with Resolution 2002-40, 2015-29, and 2017-27, as <br />amended. <br />4. The development standards shall comply the PUD amendment and preliminary plat <br />approvals granted by the City on June 1, 2015 and as amended on August 21, 2017. <br />5. The developer shall comply with all conditions outlined in the City Engineer's memo <br />dated May 6, 2015, May 27, 2015, and August 31, 2017 <br />6. The plat shall comply with the City's street naming system, except as otherwise approved <br />by the City Council. Staff will continue to work with the applicant on the street names. <br />7. The plans shall be revised to combine Outlot A and Outlot B into one Outlot. The Outlot <br />will be occupied by wetlands and will be used for future phased of the development. A <br />drainage and utility easement shall be provided over the Outlot. <br />8. The park dedication requirement shall be met by fee for a total of $50,400 ($2,400 per <br />unit) <br />9. Concurrent with the grading and installation of streets and utilities: <br />a.
