White Bear Boat Works Proposal <br /> White Bear Boat Works Development Team is proposing to purchase the entire property <br /> and subdivide the site into three parcels. Lot A would be 1.3 acres and would have a <br /> 19,000 square foot building where the White Bear Boat Works business would locate. <br /> The White Bear Boat Works building would consist of a boat repair area and a showroom <br /> for the display and sale of boats. The site plan also shows an 11,687 square foot outdoor <br /> storage area. Lot B would be 1 acre and consist of a 16,700 square foot warehouse office <br /> building that could be leased out. Lot C would be 1 acre and include a 12,546 office <br /> condo building. One business has expressed interest in purchasing a 1,800 square foot <br /> unit in the building. <br /> Issues <br /> ✓ The White Bear Boat Works needs to find tenants for the rental building and <br /> additional buyers for the office condo building. <br /> ✓ Screening of the outdoor storage area and parking lot form adjacent residential <br /> town homes. <br /> ✓ Insufficient amount of parking. <br /> ✓ The land use needs to be better coordinated on the site plan. <br /> 5. Pearson Mechanical Services Inc. <br /> Pearson Mechanical Services is proposing to build a 40,000 square foot warehouse office <br /> building on the 3.3 acre site. The commercial electric contracting company intends to <br /> employee between 30-80 employees at the location depending on the season. The <br /> building would serve as the new headquarters for Pearson Mechanical Services and CAP <br /> Electric. Part of the building may serve as a manufacturing distribution center. <br /> Issues <br /> ✓ Screening of the loading dock and parking lot form adjacent residential town <br /> homes. <br /> ✓ The part of the building proposed to house manufacturing and distribution could <br /> create a nuisance to adjacent residential properties (increased traffic from trucks <br /> and noise, odors, from manufacturing process). <br /> ✓ Plan does not include an adequate amount of parking for the intended amount of <br /> employees. <br />
