July 14,2005 <br /> Mr.Brian Bear <br /> The City of Hugo <br /> 14669 Fitzgerald Ave.N. <br /> Hugo,MN 55038 <br /> RE:Development of City Owned Property in Bald Eagle Industrial Park <br /> Dear Mr.Bear: <br /> After our interview on Monday July 111h,2005,it was apparent that further clarification was needed on our <br /> proposal that was submitted to you on May 271h,2005. <br /> First,it was always our intention to develop and utilize the full site at the time of construction.However, <br /> during our field inspection of the property,we assumed there was a part of the property that was wetland and <br /> could not be changed. We believed that to accommodate the wetland it would be best to have two buildings to <br /> utilize the land efficiently. During the interview,we were corrected and informed that the low land was to be <br /> filled in. This would allow us to build even larger than we proposed and allowed us to concentrate on one <br /> building rather than two separate buildings. Having heard this at the meeting excited us even further to know <br /> that this could be done. We are therefore revising our proposed building to encompass our greater needs. <br /> Our revised building site plan will encompass one 20,000 to 40,000 sq ft building for office and warehouse. <br /> This will include enough space for manufacturing and distribution,as we discussed,all with in one building and <br /> would be much more efficient for our needs. <br /> As we indicated at the interview,we are currently leasing in Stillwater,MN and our lease is up May 1,2006.
