Our review comments pertain to the original <br /> plan submittal;however, we are aware that the applicant will be submitting a revised site plan <br /> based on the discussion at our meeting with them on October 4, 2005. <br /> Our comments on this application are as follows: <br /> 1. Utility service is available to the site from within the roadway right of way along the <br /> southern border of the property. <br /> 2. The westerly property access is currently located 100 feet from Fenway Boulevard. The <br /> access is currently configured with an undesirable "S"curve into the site. As we <br /> discussed at the meeting with the applicant, the access can be as close as 60 feet to <br /> Fenway Boulevard in accordance with City Ordinance provisions and reasonable access <br /> spacing guidelines. This should allow for a much-improved access configuration. <br /> 3. The plan currently includes parking area/drive aisle within the existing easement along <br /> the north property boundary. As discussed with the applicant, these improvements will <br /> need to be removed from the easement to allow for drainage that is consistent with the <br /> overall grading plan for the site. <br /> 4. Standard storm water treatment and storage is provided downstream of the site within <br /> existing regional pond(s). With this in mind, there are no requirements to provide a <br /> treatment/storage pond within the site. <br /> 5. Storm water management rules have changed since the original development of the <br /> property in the late 1990's. With this in mind, the applicant will need to provide <br /> infiltration facilities within the property based on the prevailing soil conditions.
