14. LIABILITY INSURANCE <br />14.1 LESSEE agrees to acquire and maintain, at its sole expense, during the term of this <br />Lease and any extension thereof, commercial general liability insurance as follows: <br />a. Minimum limits of liability: <br />(i) $2,000,000 per occurrence. <br />(ii) $2,000,000 annual aggregate. <br />b. An umbrella or excess liability insurance ,policy may be used to supplement the <br />SUBLESSEE'S policy limits to satisfy the full policy Limits required by this <br />Sublease. <br />C. Coverages: <br />(i) Bodily injury. <br />(ii) Property damage. <br />(iii) Personal injury. <br />(iv) Blanket contractual. <br />(v) Fire legal. <br />14.2 The commercial general liability insurance shall: <br />a. Name the City of Hugo (address: 14669 Fitzgerald AVE N, Hugo, MN 55038) as <br />additional insured. <br />b. Provide an endorsement thereon that insurer will give not less than thirty (30) <br />days written notice to LESSOR in the event of material change in or cancellation <br />of the liability insurance, if requested by LESSOR. <br />15. AUDIT Pursuant to Minn. Stat. ;§16C.05, subd'. 5, the books, records, documents and <br />accounting procedures and practices of LESSEE relevant to this Lease shall be subject to <br />examination by State and/or Legislative Auditor, as appropriate, for a minimum of six 6 years. <br />16. AFFIRMATIVE ACTION For all contracts in excess of $100,000.00, and where LESSEE has <br />more than forty (40) full-time employees at any time during the previous twelve (12) (12) <br />months, LESSEE shall comply with the following: <br />16.1 LESSEE certifies pursuant to Minn.
