Adelaide Landing Final Plat <br />DATE: September 22, 2017 for the City Council Meeting of October 2, 2017 <br />1. PROPOSED MOTION: <br />Move to approve the resolution approving the Final Plat for Adelaide Landing. <br />Approval of the Final Plat requires a 3/5 vote of the City Council. <br />2. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a final plat in order to plat 81 lots and 6 outlots on the <br />216 acre parcel located east of Highway 61 and north of 130th Street. The site is currently vacant. <br />3. BACKGROUND: <br />The City Council reviewed will review an the preliminary plat and PUD for Adelaide Landing at <br />its May 1, 2017 meeting. The final plat will plat 81 lots from the Adelaide Landing preliminary <br />plat. There is a small change with the proposed villa lots on the western portion of the <br />preliminary plat to revise the lot width to 55 feet, where 45 feet was approved. However, the <br />essence of the plan is generally the same. The lots meet the minimum lot standards and <br />requirements outlined in the regulations for the Adelaide Landing PUD. <br />The park dedication requirement will be met by fee for a total of $91,368 ($1,128 per unit). The <br />park dedication fee is reduced to accommodate for land being dedication with future phases of <br />the plat. <br />4. RECOMMENDATION: <br />Staff recommends approval the resolution approving the Final Plat and Development Agreement <br />for Adelaide Landing. <br />
