All state and local permits shall be acquired for the conditional use. <br />The applicant would be responsible for obtaining all state and local permits. <br />13. Adequate screening and buffering from non -compatible uses and public rights-of-way. <br />The use occupying unit #3 will have no exterior storage and the building is completely <br />surrounded by similar industrial uses. <br />8. CONCLUSION <br />The applicant would like to obtain a conditional use permit for 25% of the 2,000 square foot unit <br />to accommodate retail space for their gunsmithing business. This request would not be out of <br />character with the surrounding area. The applicant is asking to use the property in a reasonable <br />manner. <br />9. RECOMMENDATION: <br />It's in staff's opinion that the applicant meets all requirements necessary to approve a conditional <br />use permit. <br />Staff recommends approval of the conditional use permit for 400 square feet of retail space <br />located in unit #3 of the property located at 5611 152nd Street North. <br />ATTACHMENTS: <br />1.
