RESOLUTION 2017 - <br />APPROVING A PROPERTY LINE ADJUSTMENT FOR MARK FRAMPTON FOR <br />PROPERTIES LOCATED NORTH OF 120TH STREET N. AND EAST OF ILLIES AVENUE N. <br />WHEREAS, an application has been filed by Mark Frampton that requests approval of a property line <br />adjustment for properties located north of 120th Street N. and east of Illies Avenue N. <br />WHEREAS, the proposed lot line adjustment would result in two parcels described as follows: <br />(See Attached) <br />WHEREAS, the City Council has fully considered the request for the property line adjustment and <br />recommends approval with the following conditions: <br />1. The applicant must apply and receive a building permit prior to construction of a single family <br />dwelling on parcel 2. <br />Prior to the issuance of a building permit: <br />1. Parcel 1 shall no longer receive driveway access through parcel 2. Parcel 1 shall have have <br />access to the property from a shared driveway with Lot 3, Block 1; Sunset Lake Ridge, in <br />accordance with the approved plat. <br />2. A single family dwelling constructed on parcel 2 shall meet all building code requirements. <br />3. A single family dwelling constructed on parcel 2 shall have a minimum lowest floor elevation <br />three (3) feet above the "100 year flood elevation" or four (4) feet above the "high groundwater <br />elevation," whichever is greater. <br />4. A permit shall be approved by Washington County for a septic system. <br />5. All requirements for the Sunset Lake Ridge development shall be met. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />HUGO, MINNESOTA, that it should and hereby does approve the property line adjustment for Mark <br />Frampton. <br />ADOPTED by the City Council this 18th day of December, 2017. <br />Tom Weidt, Mayor <br />ATTEST: <br />Michele Lindau, City Clerk <br />
