Weston Estates Preliminary Plat & Final Plat <br />Page 5 <br />Wetlands/Floodplain <br />The applicant has not completed a wetland delineation of the site. City staff will required <br />a wetland delineation to be completed at the time of development of any of the proposed <br />parcels. <br />Much of the property within the plat is within the floodplain. Floodplain, including the <br />floodplain elevation, will need to be further evaluated upon development of any of the <br />proposed parcels. <br />Utilities <br />The occupied properties are all served by private well and septic systems and currently, <br />do not have access to City utilities. The properties are within the Metropolitan Urban <br />Service Area (MUSA), which means the properties are eligible to receive City utilities in <br />the future. <br />According to our municipal sewer and water service plan, the proposed plat is planned to <br />be served by a 33 inch trunk sanitary sewer pipe and 12 inch watermain that is planned to <br />be located along 165th St. The City's Comprehensive Plan also indicates that the <br />proposed plat is within a search area for a future well location. <br />Upon development of the site, City staff will further evaluate adequately supplying the <br />area with City utilities. <br />Park Dedication <br />Park dedication is required of all land subdivided for residential purposes. The applicant <br />has not created any new lots, therefore, it not required to dedicate parkland or pay any <br />park dedication fees for the plat. <br />6. CONCLUSION: <br />The applicant is proposing a plat to clean up miscellaneous parcels with lot combinations <br />and property line adjustments. Many of the existing parcels do not meet FUS zoning <br />district standards for lot requirements or setbacks. It is in staff's opinion that the <br />proposed plat is reducing existing non -conformities and is a good way to attain greater <br />compliance of the FUS zoning district standards. <br />The applicant is not proposing to develop the property. At the time this area develops, <br />further evaluation will need to occur regarding streets/access, drainage/grading, <br />wetlands/floodplain, and utilities. <br />
