Agenda Number G8 <br />CITY OF HUGO COMMUNITY DEVELOPMENT <br />DEPARTMENT <br />Memorandum <br />TO: Bryan Bear, City Administrator <br />FROM: Rachel Leitz, Community Development Assistant <br />SUBJECT: Mike Cressman. Request for a preliminary plat and final plat for <br />"Weston Estates" located south of 165''' St. and east of Highway 61 <br />(Forest Blvd.) <br />DATE: April 13, 2018 for the City Council meeting of April 16, 2018 <br />1. PLANNING COMMISSION UPDATE: <br />At its meeting on April 12, 2018, the Planning Commission held a public hearing and considered <br />the request of a preliminary plat and final plat to allow for the alteration of ten parcels to become <br />four parcels located south of 165th St. N. and east of Highway 61. <br />Two people spoke during the public hearing regarding the right-of-way requirements, a <br />timeframe of when utilities would be extended down 165th Street, and further interest in the <br />City's Land Use Plan. The Planning Commission considered the request while evaluating the <br />City's Comprehensive Land Use Regulations. The Commission agreed that although the <br />properties still do not meet the lot regulations in the FUS zoning district, the proposed changes <br />would more align the properties with the FUS zoning requirements. The Planning Commission <br />recommended approval of the request for a preliminary plat and final plat for "Weston Estates" <br />with the conditions listed in the resolution. <br />2. CONCLUSION/RECOMMENDATION: <br />It is in staff s opinion that the proposed plat is reducing existing non -conformities and is a good <br />way to attain greater compliance of the FUS zoning district standards. <br />Staff recommends approval of the preliminary plat and final plat for "Weston Estates", subject to <br />the conditions listed in the attached resolution. <br />
