Request for a preliminary plat and final plat for "Weston Estates" located south of 165''' St. and east of Highway 61 (Forest Blvd.) DATE: April 13, 2018 for the City Council meeting of April 16, 2018 1. PLANNING COMMISSION UPDATE: At its meeting on April 12, 2018, the Planning Commission held a public hearing and considered the request of a preliminary plat and final plat to allow for the alteration of ten parcels to become four parcels located south of 165th St. N. and east of Highway 61. Two people spoke during the public hearing regarding the right-of-way requirements, a timeframe of when utilities would be extended down 165th Street, and further interest in the City's Land Use Plan. The Planning Commission considered the request while evaluating the City's Comprehensive Land Use Regulations. The Commission agreed that although the properties still do not meet the lot regulations in the FUS zoning district, the proposed changes would more align the properties with the FUS zoning requirements. The Planning Commission recommended approval of the request for a preliminary plat and final plat for "Weston Estates" with the conditions listed in the resolution. 2. CONCLUSION/RECOMMENDATION: It is in staff s opinion that the proposed plat is reducing existing non -conformities and is a good way to attain greater compliance of the FUS zoning district standards. Staff recommends approval of the preliminary plat and final plat for "Weston Estates", subject to the conditions listed in the attached resolution.
