RESOLUTION 2018-5 <br />APPROVING A PRELIMINARY PLAT AND FINAL PLAT FOR MIKE <br />CRESSMAN FOR "WESTON ESTATES" GENERALLY LOCATED SOUTH OF <br />165TH STREET AND EAST OF HIGHWAY 61 (FOREST BLVD.) <br />WHEREAS, Mike Cressman has requested approval of a preliminary plat and final plat <br />to allow for the alteration of ten parcels to become four parcels to be known as "Weston <br />Estates" located south of 165h Street and east of Highway 61 (Forest Blvd.) and is legally <br />described as follows: <br />(See attached) <br />WHEREAS, the Planning Commission has reviewed said preliminary plat and final plat <br />and recommends approval. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />preliminary plat and final plat to Mike Cressman for "Weston Estates" subject to the <br />following conditions: <br />1. A preliminary plat and final plat is approved to allow the creation of 4 lots, in <br />accordance with the plans received by the City on February 20, 2018 except as <br />amended by this resolution. <br />2. The properties are subject to the Future Urban Service (FUS) zoning district <br />standards. No variances are granted or implied. <br />3. Any development shall comply with the comments in the Engineer's memo dated <br />April 5, 2018. <br />4. Park dedication is not required for this development since no additional lots were <br />created. <br />5. Prior to development of the property, further evaluation will need to occur <br />regarding site and lot layout, streets/access, drainage/grading, <br />wetlands/floodplain, and utilities. <br />Prior to issuance of a single family building permit: <br />6. The site plan must meet all requirements outlined in the FUS zoning district <br />standards. <br />7. Any and all future structures must meet all City code and building code <br />requirements. <br />8. The applicant must provide a grading plan that reflects the current topography and <br />proposed grading. <br />9. The applicant must provide an approved wetland delineation from the local <br />governing unit's technical evaluation panel (TEP) prior to development of the <br />property. <br />
