(Cheldon Frank). Request for a sketch plan review for a <br />residential development called The Preserve on Sunset Lake consisting of 13 <br />residential lots on 135 acres east of South of 125th Street west of <br />DATE: July 12, 2018, for the City Council Meeting of July 16, 2018 <br />ZONING: Rural Residential (RR) <br />LAND USE: Large Lot Residential (LL) <br />REVIEW DEADLINE: July 20, 2018 <br />1. PLANNING COMMISSION UPDATE: <br />At its June 28, 2018, meeting the Planning Commission reviewed and provided comments on the <br />sketch plan. The Planning Commission generally liked the plan and provided input on the overall <br />layout of the development. The provided the following comments: <br />• The Commission wanted the applicant to focus more on what items exceed City standard <br />for meeting the PUD criteria in the City Code. <br />• If possible, integrate lots 4 and lot 9 into the development. Also ensure all lots have <br />adequate access to the proposed HOA owned open space. <br />• Reconfigure the lots lines on lots 3 and 4 to not encroach on the wetlands. <br />• They agreed with the Parks Commission comments in regard to adding to the City park <br />property along the southwest side of Sunset Lake. (Parks Commission discussion outlined <br />further in the report) <br />The applicant stated that they would have architectural standards for the development, preserve <br />and enhance the wetland areas, and the development would be a more creative lot layout from the <br />alternative of carving out 10 acre lots from the property. He stated that he could reconfigure the <br />lot lines to ensure that they do not encroach on the wetlands. <br />
