THE PRESERVE ON SUNSET LAKE <br />CONCEPT NARRATIVE <br />Page 4 of 4 <br />from the north onto 125" Street North at the Hilo Avenue North intersection, which should <br />also lessen any impact to the neighboring parcels and perception of traffic increases. <br />All of the subdivision parcels will access the proposed cul de sac onto the local road with less <br />traffic than County Road 7 to the south. <br />F) CONFLICTS WITH NEARBY LAND USES: <br />As stated previously this is the same land use as the adjoining parcels and does not create any <br />conflicts with the proposed use. <br />G) PROPOSED PARKS AND OPEN SPACE: <br />The list of the outlots can be found above with proposed uses listed. The project provides for <br />open space that can be actively used by the future residents of this subdivision. <br />We are proposing that 1.20 Acres be donated to add to the current park land that the City <br />owns on Sunset Lake to allow for the creation of a small parking lot for access to the lake. <br />This area is identified as Outlot B on the proposed concept. <br />The small Outlot C is proposed to be retained and owned by Lot 4, Block 1 to allow for a <br />private dock to be installed to use for access to the lake. <br />H) PROPOSED INFRASTRUCTURE: <br />The project is proposed to connect to 125`' Avenue North and extend a rural city street section <br />south, ending at a cul de sac. Each of the proposed lots would have their own well and septic. <br />Storm sewer would be handled for rate, water quality and infiltration in swales, culverts and <br />ponding. The existing low points of the project would be used for ponding to limit the amount <br />of earthwork moving for the site. <br />I) CONSTRUCTION SCHEDULE: <br />We would like to move this project along as fast as the city's meeting schedule and review time <br />will allow. We would anticipate construction to start this year with a model home being built <br />for the spring parade of 2019. <br />
