RESOLUTION 2018- <br />APPROVING PUD GENERAL PLAN FOR CPDC — PRATT — OAKWOOD, LPP, <br />FOR "ONEKA PLACE" ON PROPERTY LOCATED NORTH OF ONEKA <br />PARKWAY AND NORTH OF 159TH STREET <br />WHEREAS, CPDC — Pratt — Oakwood, LLP, has requested approval of a PUD general <br />plan to allow approximately 177 single family residential lots and 10 outlots on the <br />117acre property legally described as follows: <br />(See Attached) <br />WHEREAS, the Planning Commission has reviewed the PUD general plan at a duly <br />called Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by CPDC — Pratt — Oakwood, LLP, subject to the following conditions: <br />1. A PUD general plan is approved to allow the creation of approximately 177 single <br />family residential lots and 10 outlots, in accordance with the application and plans <br />received by the City on February 16, 2018, March 13, 2018, March 20, 2018, April 2, <br />2018, and April 13, 2018, except as amended by this resolution. <br />2. Approval is contingent upon City Council approval of the requested rezoning of the <br />117 acre property and preliminary plat. <br />3. The PUD general plan is approved based on the finding that the proposed project is <br />consistent with the City's Comprehensive Plan. <br />4. The developer shall comply with all conditions in the City Engineer's letter dated <br />May 3, 2018 <br />5. PUD flexibility is granted to allow: <br />a. Flexibility to allow various lot sizes with a minimum lot size of 7,492 <br />square feet, where 10,400 square feet is required. <br />b. Flexibility to allow various lot width with a minimum lot width of 55 feet, <br />where 80 feet is required. <br />c. Flexibility to allow a minimum front setback of 25 feet, where 30 feet is <br />required. <br />d. Flexibility to allow a minimum side yard setback of 7.5 feet, where 10 feet <br />is required. <br />e. Flexibility to allow a minimum right-of-way width of 54 feet, where 60 <br />feet is required. <br />
