Resolution 2018- <br />Page 3 <br />Landscaping and Lighting <br />a. The final landscape plans must be submitted for review and approval by staff. <br />Signage <br />b. Final design and location of the entrance monument signage for the development <br />shall be reviewed and approved by staff. <br />c. The developer shall enter into an easement agreement for access and maintenance <br />of the landscaping and signage with in Outlots B C, D, E, F, H, and I. <br />Streets/Access <br />d. The plans shall be revised to include the following: <br />i. The north end of Oneka Parkway shall be shifted to the westerly to <br />align with the 100 foot roadway easement on the property to the north. <br />ii. The western end of Street 1 shall be relocated further to the south to <br />avoid wetland impacts on the adjacent property. <br />iii. The sidewalk shall be extended to the cul-de-sac proposed on Falcon <br />Avenue. <br />Architecture <br />e. The developer shall develop and implement architectural review and design <br />guidelines for all residential buildings. These guidelines shall be consistent with <br />the draft architectural control guidelines provided by the developer for the PUD <br />General Plan dated April 17, 2018. <br />Miscellaneous <br />f. Architectural design guidelines shall be reviewed approved by City staff. <br />g. The developer shall work with City staff to provide a trail connections to the <br />proposed park to the east <br />h. Revise plans to remove grading shown on neighboring properties. <br />i. Revise plans to remove the onsite mitigation area shown on the plans. <br />j. Revise plans to add a curbed and landscaped median transition within Oneka <br />Parkway. <br />
