RESOLUTION 2018- <br />APPROVING PRELIMINARY PLAT FOR THE CPDC — PRATT — OAKWOOD, <br />LPP, FOR "ONEKA PLACE" ON PROPERTY LOCATED NORTH OF ONEKA <br />PARKWAY AND NORTH OF 159TH STREET <br />WHEREAS, CPDC — Pratt — Oakwood, LPP, has requested approval of a preliminary <br />plat to allow construction of 177 single family lots and 10 outlots on the 117 acre <br />property legally described as follows: <br />(See Attached) <br />WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called <br />Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by CPDC — Pratt — Oakwood, LPP„ for a preliminary plat, subject to the <br />following conditions: <br />1. A preliminary plat is approved to allow the creation of 177 single family home lots <br />and 10 outlots, in accordance with the application and plans received by the City on <br />February 16, 2018, March 13, 2018, March 20, 2018, April 2, 2018, and April 13, <br />2018, except as amended by this resolution. <br />2. Approval is contingent upon City Council approval of a rezoning to PUD for the 117 <br />acre site. <br />3. The developer shall comply with Resolution 2018-, for the PUD. <br />4. Park Dedication is proposed to be satisfied with land dedication of Outlot J. <br />5. The preliminary plat plans dated February 5, 2018, revised March 19, 2018, shall be <br />revised to include the following revisions, to be reviewed and approved by staff: <br />a. Remove grading shown on neighboring properties. <br />b. The north end of Oneka Parkway shall be shifted to the westerly to align <br />with the 100 foot roadway easement on the property to the north. <br />c. The western end of Street 1 shall be relocated further to the south to avoid <br />wetland impacts on the adjacent property. <br />d. Remove the onsite mitigation area shown on the plans. <br />e. Add a curbed and landscaped median transition within Oneka Parkway. <br />£ Finalize trail connections to the proposed park. The trail connections shall <br />be improved with a bituminous surface, constructed and paid for by the <br />developer. <br />g. The sidewalk shall be extended to the cul-de-sac proposed on Falcon <br />Avenue. <br />h. Outlot J shall be split into two outlots. <br />
