Sump pump activation may occur intermittently from April to June when the spring thaw of frozen <br />ground and heavy spring rainfall introduces addition water into the physical environment. During this <br />period, water seepage into basement excavation from saturated native clay material is possible, and surface <br />runoff may find its way into basement." It should be noted that basement sump pump systems are a <br />building code requirement regardless of soil/ground types. With this hydrology study, we have provided <br />documentation/data that supports adjusting the minimum building lowest floor elevations. <br />The existing pond in Prairie Village 4th, adjacent to Oneka Parkway, is proposed to be expanded for fill <br />material and ponding. The existing pond is located on the City's property, Outlot C, Prairie Village 4th. <br />Therefore, request approval from the city for the expansion of the pond on Outlot C. <br />The storm water ponds will be used for irrigation to meet water reuse and infiltration requirements by the <br />city. <br />The grading plans show grading outside the property line in 3 areas. The Developer will work with the <br />adjacent property owners to obtain a temporary construction easement for this work. If no easements can <br />be obtained, then the grading limits will be adjusted to the confines of the project. These types of details <br />are typically worked out prior to final plat submission. <br />The westerly portion of the site contains an existing storm sewer outlet pipe from Prairie Village. An <br />easement was given to the Prairie Village developer to allow for the piping system. This piping system will <br />either be maintained or incorporated with development storm water management system. The existing <br />drainage easement will be petitioned to be vacated and new drainage easement provided with the final plat <br />for Oneka Place. <br />Ol1TLOTS- <br />Since all of the proposed Outlots, contain either wetlands, open space or ponding, they would be dedicated <br />to the city. Outlot H would retain an easement for a neighborhood monument. <br />STREETS. SIDEWALKS AND LANDSCAPING: <br />Four public street access points are available to the site, Ethan Tr., Oneka Parkway, Falcon and Farnham. <br />Three out of the four will be utilized and extended with development of the site. Only Farnham will not be <br />extended. The city may decide to extend Farnham in the future with improvements to the park. <br />We have reviewed potential alternative street extension to the northwest of the site. However, due to <br />existing wetland configuration and lack of utility extension it is not feasible. Access to this would be from <br />Oneka Parkway — see attached conceptual layout. <br />Oneka Parkway will be extended from its current terminus in Prairie Village with a two lane street section <br />without a center landscape median. The street section proposed is the same as Oneka Parkway recently <br />constructed in Clearwater Cove, south of Co Rd 14. The appropriate transition in street section and median <br />configuration will be provided. <br />A 10 foot wide bituminous Trail will be constructed along the eastside of Oneka Parkway. 8 foot wide <br />bituminous trails are proposed along the north side of Ethan Trail N, west of Oneka Parkway, along Street 3, <br />3 <br />
