PY14TRTT R <br />APPROVAL CONDITIONS <br />1. A final plat is approved to allow the creation of 54 single family home lots and 10 outlots, in <br />accordance with the application and plans received by the City on June 18, 2018, July 5, <br />2018, and July 27, 2018, except as amended by this resolution. <br />2. The development shall substantially comply with all plans and conditions of the preliminary <br />plat and PUD approval granted by the City Council on May 21, 2018. <br />3. Development standards shall comply with Resolution 2018-14 and 2018, as amended. <br />4. The developer shall comply with all conditions outlined in the City Engineer's memo dated <br />August 2, 2018, and revisions required in "red -lined" comments from the City Engineer. <br />5. Outlot Use and Ownership: <br />a. Outlots A, B, C, D, E, F, G, and H, are proposed for stormwater ponding, <br />wetlands, and landscaping and shall be deeded to the City. <br />b. Outlot J is proposed for a public park and stormwater ponding and shall be deeded <br />to the City. Park dedication will be satisfied with land dedication of Outlot J. <br />c. Outlot I shall be deeded to the City. The outlot can be used for access to the parcel <br />to the east and additional development. <br />d. Outlot K is proposed for future development and will retain its current ownership. <br />The outlot is unbuildable until a new plat has been approved by the City. <br />6. The developer shall design and install a stormwater re -use system for the irrigation of the <br />lots. <br />7. The landscaping planned for the plat shall be installed in one phase. The developer shall take <br />proper precautions to protect the trees as the homes are being built. <br />8. Staff will continue to work with the developer on the street lighting plan. Exact locations of <br />the street lights shall be reviewed and approved by City staff prior to installation. The street <br />lights shall be the Lantern style decorative light. <br />Oneka Place - Development Agreement <br />
