Wetland impacts. <br />The use does not impact any wetlands. <br />12. All state and local permits shall be acquired for the conditional use. <br />The applicant will be responsible for obtaining all state and local permits. <br />13. Adequate screening and buffering from non -compatible uses and public rights -of -way. <br />The existing building is compatible with the adjacent buildings. The parking of vehicles on the <br />south side of the property would be screened from 148a' Street. The parking/storage of the <br />vehicles would be in the designated parking spots as shown on the proposed site plan. <br />6. CONCLUSIONS: <br />It's in staff's opinion the changes to the business from wholesale to retail, as outlined in the draft <br />CUP, will reduce the impact of the surrounding properties. Staff has drafted a CUP outlining the <br />conditions. Staff finds that the proposal meets the requirements necessary for the Planning <br />Commission to approve a conditional use permit. <br />7. STAFF RECOMMENDATION: <br />Staff recommends approval of the conditional use permit to expand the legal non -conforming use <br />for the property located at 5725 148t' Street. <br />8. PLANNING COMMISSION RECOMMENDATION: <br />The Planning Commission agreed that the application met the criteria to approve a conditional <br />use permit and unanimously recommend approval of the conditional use permit to expand the <br />legal non -conforming use for the property located at 5725 148a' Street. <br />ATTACHMENTS: <br />1.
