The site consists of 117.5 <br />acres. <br />GENERAL DESCRIPTION OF REQUEST: PUD PRELIMINARY PLAT APPROVAL <br />Preliminary Plat and PUD flexibility approval is requested for the net developable area of 90.0 acres after <br />subtracting 25.0 acres of wetlands. As submitted, the unit count is a total of 177 single family lots, (139 <br />single family and 38 villa homes) which equates to an overall gross density of 1.50 units per acre, overall net <br />density of 1.90 units per acre. <br />In an effort to align with the City's density requirements and environmental site constraints, the PUD <br />development process is request. The PUD will allow for maximizing density by reduced right of way, lot <br />width, front and side yard setbacks. <br />The project is proposed to be developed over 4 phases depending on market conditions. The phasing plan <br />provided illustrates the areas and predicted lot counts proposed with each phase. <br />HOUSING AND SETBACKS: <br />Two types of dwelling types are proposed. The lots west of Oneka Parkway are proposed to be more of <br />traditional single family homes similar to the Prairie Village development to the south. The lot widths are a <br />minimum of 70 ft. The min lot size is 9,794 sq. ft. with an overall average of 11,425 sq. ft. There will most <br />likely be a pool of builder's building on these lots. The final list of builders has not been determined. <br />Architectural control (ARC) will be administrated by the developer to ensure quality homes. Architectural <br />elements include 8/12 roof pitch, two story dwelling - min 1,750 s.f., Ramblers - min 1,500 s.f., some stone <br />accent, 3 car garage — market driven dwelling type. ARC guidelines will be provided. <br />The lots lying east of Oneka Parkway are proposed to be two product types, Villas on 55 ft. wide lots and <br />single family on 65 ft. wide lots.
