THE PRESERVE ON SUNSET LAKE <br />CONCEPT NARRATIVE <br />Page 5 of 5 <br />The location of the exit of the subdivision sits at the top of the hill with excellent sight visibility <br />to the east and west and will not create any turning movement issues at the existing <br />intersection. The existing home site on Lot 9, Block 2 will continue to use the existing home <br />driveway to access CSAH 7. Access restriction is shown on the plat cover ing lots 7, 8 and a <br />portion of lot 9 to limit use in the future.A traffic analysis has been provided with our <br />documentation to the city that documents the anticipated traffic volumes. <br />G)CONFLICTS WITH NEARBY LAND USES: <br />As stated previously this is the same land use as the adjoining parcels and does not create any <br />conflicts with the proposed use. <br />H)PROPOSED PARKS AND OPEN SPACE: <br />The list of the outlots can be found above with proposed uses listed. The project provides for <br />open space that can be actively used by the future residents of this subdivision. <br />We are proposing that 0.93 Acres be donated to add to the current park land that the City <br />owns on Sunset Lake to allow for the creation of a small parking lot for access to the lake. <br />This area is identified as Outlot B on the proposed plan. This area is considered a high value <br />and we respectfully request that our parkland fee be waived for donation of this shoreland area. <br />The small Outlot C is proposed to be retained and owned by Lot 4, Block 1 to allow for a <br />private dock to be installed to use for access to the lake. <br />I)PROPOSED INFRASTRUCTURE: <br />The project is proposed to connect to 125th Avenue North and extend a rural city street section <br />south, ending at a cul de sac. Each of the proposed lots would have their own well and septic. <br />Each of the lots have been tested and found able to support a conventional drain field. This <br />testing will require the review and approval of Washington County.Due to the large lot size <br />the owners of the lots will have some flexibility on home site location. The design of the septic <br />and subsequent well locations may vary from the plan. The wells would be required to remain <br />a minimum of 50-ft from each of the proposed drain fields.
