DEPARTMENT OF <br />NATURAL RESOURCES <br />10/23/2018 <br />Rachel Juba <br />Planner <br />Hugo City Hall <br />14669 Fitzgerald Avenue North <br />Hugo, MN 55038 <br />CENTRAL REGION <br />1200 WARNER ROAD <br />SAINT PAUL, MN 55106 <br />651-259-5800 <br />Re: MNDNR Review of Shoreland Planned Unit Development (PUD) Density for the Preserve on Sunset Lake <br />PUD/Preliminary Plat (Location: UTM X:504189; Y:4997199) <br />Rachel — <br />MNDNR has reviewed the Preserve on Sunset Lake PUD/Preliminary Plat and has determined that it meets state <br />shoreland residential PUD density requirements (as currently proposed). This PUD is a residential planned unit <br />development (PUD) located on land at the southwest end of Sunset Lake (82015300), with a portion of its area located <br />in the shoreland district of Sunset Lake. Overall open space within the shoreland district portion of the PUD is over 50%. <br />Prior to final approval of that portion of the PUD within the shoreland district, please determine that the percent <br />impervious of the development meets the maximum 25% impervious surface limit required in shoreland areas. Also, <br />before final approval of this PUD by the City of Hugo, the preservation and maintenance of open spaces through deed <br />restrictions, covenants, permanent easements, public dedication or other equally effective and permanent means must <br />be in place (MN Rules 6120.3800 Subpart 5 C). <br />Unnamed public water wetland 82027300 is located with the PUD. Please inform the developer that activities (such as <br />culvert installation, excavation, and fill) below the ordinary high water elevation (OHW) of this public water wetland may <br />require a MNDNR public waters permit.
