EXHIBIT B <br />APPROVAL CONDITIONS <br />1. A final plat is approved to allow the creation of 13 single family home lots and 3 outlots, in <br />accordance with the application and plans received by the City on September 5, 2018, <br />September 6, 2018, October 8, 2018, October 12, 2018, and October 18, 2018, except as <br />amended by this resolution. <br />2. The development shall substantially comply with all plans and conditions of the PUD and <br />preliminary plat approvals granted by the City on November 5, 2018. <br />3. Development standards shall be as approved PUD general plan approvals dated November <br />5, 2018. <br />4. Prior to the release of the final plat for recording, the developer must comply with the <br />following conditions: <br />a. The developer must comply with all conditions outlined in the City Engineer's memo <br />dated October 18, 2018. <br />b. The developer must obtain all necessary stormwater management permits from the City. <br />c. The developer shall obtain all necessary local, state, and federal permits. <br />d. The applicant shall provide copies of the final Homeowners Association <br />documents/covenants and architectural design guidelines for City review and approval. <br />A copy of the documents shall be filed for recording with the final plat. <br />e. The developer shall enter into a development agreement, shall agree to complete all <br />improvements, and pay all fees as required by the agreement. <br />f. The developer shall deed Outlot B to the City and the remainder as a cash -in -lieu fee of <br />$28,704. <br />g. The following documents must be submitted, reviewed and approved by the City <br />Attorney: <br />i. Declaration of Restrictive Covenants The Preserve on Sunset Lake. <br />ii. Trail Easement Document in Recordable form. <br />iii. Deed from the landowner to the City of Hugo for Outlot B. <br />5. Prior to the issuance of any building permits, the developer must comply with the following <br />conditions: <br />a. The developer shall file the Final Plat and associated documents at Washington County. <br />Proof of recording must be provided to the City. These documents include: <br />i. Declaration of Restrictive Covenants The Preserve on Sunset Lake. <br />ii. Trail Easement Document in Recordable form. <br />iii.
