THE PRESERVE ON SUNSET LAKE <br />CONCEPT NARRATIVE <br />Page 6 of 5 <br />testing will require the review and approval of Washington County. Due to the large lot size <br />the owners of the lots will have some flexibility on home site location. The design of the septic <br />and subsequent well locations may vary from the plan. The wells would be required to remain <br />a minimum of 50-ft from each of the proposed drain fields. <br />Storm sewer would be handled for rate, water quality and infiltration in swales, culverts and <br />ponding. The existing low points of the project would be used for ponding to limit the amount <br />of earthwork moving for the site. Grading the site will require the permitting from the City <br />and from the MPCA for their general storm water permit. <br />The City will be included in correspondence to the watershed and also receive a copy of the <br />state NPDES permit and SWPPP document. <br />The proposed roadway has been presented as a rural section with 12-foot drive lanes and 4-foot <br />gravel shoulders. Each of the driveways has a designed location with a culvert to allow flow of <br />water through the rural swale section along the roadway. Each of these culverts have been <br />designed to accommodate the 100 year flood event. <br />J) CONSTRUCTION SCHEDULE: <br />We would like to move this project along as fast as the city's meeting schedule and review time <br />will allow. We would anticipate construction to start this year with a model home being built <br />for the spring parade of 2019. <br />
