In <br />particular, we have reviewed the following plans related to this particular request: <br />• Preliminary Final Plat dated February 20, 2018 prepared by E.G. Rud & Sons, Inc. <br />• Unrecorded Final Plat dated February 20, 2018 prepared by E. G. Rud & Sons, Inc. <br />Based on the review of the preliminary and final plat, we offer the following comments related to <br />this application: <br />Preliminary and Final Plat <br />1. The plat provides for the alteration of ten (10) parcels into four (4) parcels by moving <br />property lines, combining parcels, and providing right-of-way along Trunk Highway 61 and <br />165th Street. <br />2. Front and side yard drainage and utility easements have been provided on lots 1-4, block 1 <br />that are consistent with Hugo requirements. <br />3. 30 -ft right-of-way has been provided along 165"' Street <br />4. Right-of-way along Trunk Highway 61 has been provided, resulting in a 111 -ft of right of <br />way. At the time of future development of these properties, the City will request an <br />additional 39 -feet of right-of-way as outlined in the Trunk Highway 61 Corridor Plan, <br />resulting in a 150 -ft wide corridor for future expansion of trunk Highway 61. <br />The application does not include any proposed site improvements at this time. The subject properties <br />are zoned Future Urban Service (FUS) with a Mixed Use land use designation. Each of the occupied <br />properties are served by private wells and individual sewage treatment systems.
