Resolution 2018 - <br />Page 3 <br />b. The developer must comply with all conditions outlined in the City Engineer's <br />memos dated March 3, 2018. <br />c. The development shall comply with the Fire Chief's requirements regarding fire <br />flow calculations, the location of fire hydrants, fire department connections, and <br />fire lane signage. <br />d. The developer must obtain all necessary stormwater management and WCA <br />permits from the City. <br />e. The development must obtain the necessary permits from the Army Corp of <br />Engineers for the wetland replacement plan. <br />f. The developer shall vacate the existing easement on Outlot J. <br />g. The developer shall obtain all necessary local, state, and federal permits. <br />h. A stormwater reuse agreement shall be reviewed and approved by staff and <br />recoded at Washington County. <br />i. The Homeowners Association (HOA) documents for review and approval by <br />staff. <br />j. Architectural design guidelines shall be reviewed and approved by staff. <br />k. The developer shall work with City staff to provide trail connections to the <br />proposed park to the east. <br />1. The City's development fees will apply to this project. The fee amounts will be <br />calculated and included as part of the Development Agreement. A development <br />agreement shall be executed and all fees shall be paid. <br />m. A formula has been developed to determine the amount that the water trunk fee <br />can be reduced based on the water reuse system, which results in a 35% reduction <br />in the trunk fee. This provision will be included in the development agreement for <br />each phase. <br />13. Prior to the issuance of building permits, the developer must comply with the <br />following conditions. <br />a. The applicant shall record the final plat, development agreement and all other <br />documentation at Washington County and provide the City with proof of <br />recording. <br />
