General Requirements: <br />Minimum Floor Area Two Story 1,800 Square feet <br />One Story 1,400 Square feet <br />Split Level <br />2. Elevations: Natural and cultured stone and/or brick are <br />required on each front elevation. LP <br />Smartside, Hardie board or similar product <br />are all permitted; steel and vinyl siding, are <br />permitted. Steel or aluminum soffit and <br />fascia are permitted. <br />3. Design Styles: <br />4. Required Design Features: <br />- Accent Windows <br />- Arched or Transom Windows <br />- Decks <br />- Bay or bow window options <br />- Columns <br />- Designer garage doors <br />- Dormer on front elevation <br />- Front porches must be 6' min depth <br />- Eave returns <br />- Engraved address labels <br />No two homes directly next to each other, or <br />directly across the street, kitty corner from <br />each other shall be of the same design detail <br />or have the same color scheme on the <br />exterior. If a builder chooses to build <br />multiple copies of a model, then they are <br />required to have different elevations, colors <br />and have different stone/brick selections. <br />Variety is important. <br />All plans must have at least 6 of the <br />following Design Features. The features <br />included must be noted on the Architectural <br />Review Application. All windows and <br />corners must be wrapped. <br />- Flower boxes <br />- Masonry Accents <br />- Multiple siding patterns, materials, <br />colors <br />- Multiple gables <br />- Ornamental shutters <br />- Variety of roof pitches or styles <br />- Window grids <br />5. Garages: 3 Car minimum. <br />
