TGK owns several auto repair shops throughout the <br />Twin Cities (including one in Hugo). They employ ASE Certified technicians who've been providing <br />top-notch services to the community for over 21 years. Their commitment to automotive excellence is <br />supported using state of the art tools and equipment which complement their skills and experience. <br />The proposed building is approximately 11,270 square feet and will include some office space at the <br />front near the customer area as well as an auto repair shop. The building is located on a previously <br />developed site on the east side of US Highway 61. No buildings remain from the former development. <br />The eastern portion of the building consists of the repair shop and has varying building heights <br />ranging from 30'-6" to 24'-6). Architectural precast concrete panels are proposed which provide a <br />durable interior and exterior finish as well as an energy efficient, structurally sound building shell. <br />Natural daylighting is planned with high bay windows spaced evenly within the wall panels. There are <br />two main overhead doors for vehicle traffic (one at the north and one at the east). The shop will have <br />heating and air conditioning therefore the need to have these doors open all the time goes away. A <br />separate truck repair bay has its' own overhead door, also on the north side. <br />The western portion of the building consists of the customer entry and check-in area. There are also <br />offices and conference space as well as other business support spaces. The front entry has great <br />visibility towards Highway 61 as well as an abundance of natural light. A combination of glass, EIFS, <br />and stone with complementary colors to the architectural precast provide an inviting experience to <br />TGK's customers. <br />Currently the land is zoned as NS (Neighborhood Services) which does not allow a motor vehicle repair <br />business. After conversations with the city of Hugo Planning Department, we are requesting a change <br />to the zoning of this parcel to C-2 (General Business) to allow this type of use. The parcels directly to <br />the north and south are zoned NS and the owners have interest in re -zoning to C-2 as well (although <br />not a part of this submittal). The parcels directly across from Highway 61 are zoned I-3 General <br />Industrial.
