ECEIVE911 <br />7/19/18 JUL 2018 <br />BY: I8-tea <br />City of Hugo Planning Commission: <br />Description of Request for CUP at 15587 Forest Blvd N <br />Kersten's Auto Sales will be combining two locations into one. Operations at the site will include auto <br />detailing, mechanical repairs and auto body repair. This facility would also serve as our location for retail <br />and wholesale vehicle sales. Total sales for the year are around 2500 vehicles. We currently sell 95% of <br />our inventory wholesale and 5% of our business is retail sales. All retail sales are by appointment only. <br />Mechanical and auto body repairs will be minor type repairs. For example brake jobs, window regulators, <br />tire replacement and suspension work. Auto body repairs would include bumper cover repairs and other <br />small repairs. <br />Our business involves mostly sales that are dealer to dealer and do not involve customers on the premises. <br />In the case of retail sales, there would not be more than 1 customer on the site at any given time as these <br />sales would be arranged by appointment. Large transport vehicles will use a different location to drop off <br />vehicles so will not enter the site. Vehicles on the premises will be stored within the fenced area behind the <br />building or inside the building. <br />Parts, accessories etc.. will not be stored outdoors and the trash receptacle will be kept indoors until pick up <br />day. There is sufficient lighting on the property as well as fencing in good condition. <br />The business will have signage as is currently on the site. <br />The total square footage of this building is 18000. Office space is 1200 sq/ft. Being that our office staff <br />numbers are small we will use about 113 of that space. We will use about 2000 square feet for auto detailing, <br />2000 for mechanical repairs and 2000 for auto body. The remaining space will be used for indoor auto <br />storage. <br />In regards to parking, vehicles awaiting repair or detailing will be parked behind the gated area. There will <br />be a staging area on the north side of the building within a gated area. Vehicles parked within the staging <br />area will be those awaiting transportation. Each employee will park in one of the 14 parking spaces on the <br />north side of the property. See attached site map for parking detail. <br />
