Ms. Rachel Juba <br />Page 2 <br />c. If the existing wetland is to be used for stormwater treatment, pretreatment must be <br />provided prior to discharge into the wetland. <br />d. Based on the wetland characteristics described in the NOA, the wetland is classified as <br />"Slightly Susceptible". Bounce requirements and inundation period requirements are as <br />follows: <br />i. Permitted storm bounce for 2 -year and 10 -year event is existing plus 1 foot. <br />ii. Inundation period for the 2 -year event is existing plus 2 days. Inundation period for <br />the 10 -year event is existing plus 14 days. <br />e. Lowest building opening must be 3 feet above the 100 -year HWL of the existing wetlands <br />and/or stormwater BMPs. <br />f. An easement must be established over stormwater management facilities, stormwater <br />conveyances, ponds, wetlands, on-site floodplain up to the 100 -year flood elevation. <br />g. Any offsite drainage must be included in the submitted drainage maps and models. <br />Transportation <br />Access Locations: The proposed access locations are appropriately aligned with access points located on <br />the east side of Fenway Boulevard and are adequately spaced from the intersection of 1401h Street. <br />2. 1401h Street: The applicant is currently showing an access point to the unimproved 1401" Street right-of- <br />way. 1401h Street would need to be constructed (with trunk watermain) to allow for this connection to <br />be made. Cost sharing for the proposed roadway would need to be further evaluated. <br />Sanitary Sewer Service <br />Sewer Improvements: Sanitary sewer service is available from the MCES trunk main along the east side <br />of Fenway Boulevard. A public sewer connection at one of the two MCES sanitary sewer manholes <br />would need to be extended into the proposed site with public drainage and utility easements provided. <br />A permit would need to be provided by MCES for connection to their facilities. Individual private services <br />would need to be extended to each of the three proposed buildings from the newly constructed public 8" <br />main extended from the MCES 42" interceptor. <br />Water Service <br />1. Watermain Improvements: Water service is available by connecting to the existing 12" watermain <br />located along the east side of Fenway Boulevard. An 8" public watermain will need to be extended west <br />into the site with public drainage and utility easements provided. Individual water services will need to <br />be extended to each of the three proposed buildings. <br />Thank you for the opportunity to comment on this concept plan.
