DESCRIPTION OF REQUEST: <br />The applicant is seeking comments on a sketch plan for an industrial development including a <br />108,000 square foot manufacturing building, with associated outdoor storage, a 45,000 square <br />foot warehouse building, a 17,000 square foot office building, and a 13,000 square foot office <br />building. The property totals approximately 30 acres with 11 acres of wetland throughout the <br />site. The property is zoned Business Park (BP) and is guided as Business Park (BP) in 2030 <br />Comprehensive Plan. The applicant would like to get feedback from the EDA on the project in <br />regards to the site layout and exterior storage. <br />2. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The properties to the north are zoned Planned Unit Development (PUD) and is occupied by the <br />Fenway Place townhome development. The property to the east is zoned General Industrial (I-3) <br />and is occupied by the existing Schweiters Properties, LLP, manufacturing business. The <br />properties to the south are zoned Business Park (BP) and consists of a vacant parcel (owned by <br />Xcel Energy) and the Xcel Energy Training Center. The property to the east is zoned Large Lot <br />Single Family Residential (R-1) and is the City's Clearwater Creek Preserve park. <br />
