Industrial (1) <br />The Industrial designation identifies areas that are suitable for <br />warehousing, manufacturing or processing of products. This <br />designation primarily refers to lighter industrial uses but may include <br />some heavier industrial uses. These areas are served or are intended <br />to be served by sewer and water and are concentrated in areas <br />that are accessible to key transportation corridors and adequately <br />separated from residential districts. <br />HUG 2040 COMPREHENSIVE PLAN UPDATE <br />Minimum Area: 10 acres <br />City Utilities: Required for all new development <br />• Manufacturing, production, processing, cleaning, storage, servicing, repair or testing of <br />Types of Development: materials, goods or products, with or without outside storage <br />• Warehousing, wholesale showrooms and distribution centers <br />• Offices related to the above uses and limited retail, rental or service activities <br />• Areas with access to principal arterials, related service drives or minor arterials <br />• Sites that are appropriate and reasonably adaptable to industrial site development without <br />substantial earthwork or removal of natural resources <br />• Near other intensive land uses (high density residential development, service business and <br />limited business) <br />• Uses generating large amounts of truck traffic, such as distribution centers and truck terminals, <br />Development Location Criteria: located away from residential areas <br />• Heavy manufacturing uses in areas isolated from commercial or residential uses to minimize <br />adverse external impacts <br />• Areas served by railroad <br />• Near transit <br />• Near supportive facilities (e.g., restaurants) that will provide convenience to employees <br />LAND USE 68 <br />
