b. South of powerline—2018
North of powerline to Street 2—2019
Given the site's history of ownership, it is requested that the park be named in memory of Arthur
Arcand.
SNOWMOBILE TRAIL
It is understood that there is an existing snow mobile trail within the powerline easement that turns
south over the proposed 85-foot lots. In the future, the trail can continue to be used within the
powerline easement, only. Due to future home locations, a north/south trail will not be
permissible/possible.
HOMEOWNERS ASSOCIATION
The overall site will be governed by a master homeowners' association with 3 individual sub-
associations professionally managed by
Master HOA. The Master Association will be responsible for a number of amenities that benefit the
neighborhood as a whole, mainly the water reuse mainline system and pumps. Additionally, the
Master will be responsible for maintaining the Neighborhood entrance monument and landscaping
features, specifically the buffer plantings along 130`'St.
Villas HOA. The Villas will be responsible for summer&winter grounds maintenance for each
unit, including irrigation, mowing and snow removal. Additionally, they will own and maintain
Outlots E and F as well as maintain the island plantings in Street 6 as shown on Preliminary Plat.
Single Family HOA (65', 70', 85'). This Single Family HOA will mainly be responsible for
architectural control of the homes located on their respective lots. The HOA will likely contract for a
single trash hauler, as well.
Single Family HOA (50'). This sub-neighborhood consists of the small single family lots located in
the northwest corner of the site. Not only will they be responsible for architectural control of the
homes, but also trash hauling and maintenance of the island located in Street 13 of the Preliminary
Plat.
CONSTRUCTION SCHEDULE
Upon EAW,Wetland Replacement, Preliminary Plat&PUD approvals, the south portion of the site
is anticipated to be graded in May 2017 followed by street and utility construction for the Pt phase
area. Lot delivery is planned for September 2017. Subsequent phasing will be dependent on market
demand and conditions, but anticipated to occur over the next 5 years.
Adelaide Landing Preliminary Plat/PUD—Narrative EXCELSIOR
6 •77MEXM&WcM.P
