Site Plan and Conditional Use Permit Amendment for a 12,000 square foot addition to the training barn and expansion of the outdoor training area for the property located at 13620 Fenway Boulevard North. DATE: July 21, 2017 for the Planning Commission Meeting of July 27, 2017 ZONING: Business Park (BP) 60 -DAY REVIEW DEADLINE: September 5, 2017 2. DESCRIPTION OF REQUEST/BACKGROUND: In 2012, with recommendations from the Planning Commission, the City Council approved three phases of a site plan for a 50,000 square foot training barn for the property located at 13620 Fenway Boulevard North. More phases were anticipated with the project. The applicant is requesting site plan approval for a 12,000 square foot building addition to the previously approved training barn. The addition will be used for substation training bringing the total building size to approximately 53,000 square feet. The applicant combined two existing lots they own that created a 28 acre lot. The addition will be used for indoor training exercises to compliment the electric and gas field training. The transmission substation department will utilize the addition to train crews on substation and transmission line equipment year-round. The larger open area is utilized for hands-on training such as breaker maintenance, smaller transformers, load tap changers, direct transfer trip schemes and relay packages. The remaining space is the substation simulator area that will be utilized for hands-on training for more specialized and sensitive equipment. The addition will also be use for training on the overall power grid as well as equipment that would normally be found in a substation control house, relay panels, remote terminal units, local control units, and transmission control panels.
