Site Plan and Conditional Use <br />Permit Amendment for a 12,000 square foot addition to the training barn and <br />expansion of the outdoor training area for the property located at 13620 Fenway <br />Boulevard North. <br />DATE: July 21, 2017 for the Planning Commission Meeting of July 27, 2017 <br />ZONING: Business Park (BP) <br />60 -DAY REVIEW DEADLINE: September 5, 2017 <br />2. DESCRIPTION OF REQUEST/BACKGROUND: <br />In 2012, with recommendations from the Planning Commission, the City Council approved three <br />phases of a site plan for a 50,000 square foot training barn for the property located at 13620 <br />Fenway Boulevard North. More phases were anticipated with the project. The applicant is <br />requesting site plan approval for a 12,000 square foot building addition to the previously <br />approved training barn. The addition will be used for substation training bringing the total <br />building size to approximately 53,000 square feet. The applicant combined two existing lots they <br />own that created a 28 acre lot. <br />The addition will be used for indoor training exercises to compliment the electric and gas field <br />training. The transmission substation department will utilize the addition to train crews on <br />substation and transmission line equipment year-round. The larger open area is utilized for <br />hands-on training such as breaker maintenance, smaller transformers, load tap changers, direct <br />transfer trip schemes and relay packages. The remaining space is the substation simulator area <br />that will be utilized for hands-on training for more specialized and sensitive equipment. The <br />addition will also be use for training on the overall power grid as well as equipment that would <br />normally be found in a substation control house, relay panels, remote terminal units, local control <br />units, and transmission control panels. <br />
