XCEL Site Plan- Phase 4 <br />Page 4 <br />Fencing and Screening <br />There is approval for outdoor area for electric and gas training operations. The area is located on <br />the west side of the property. The area contains electric poles, ground transformers, gas valves, <br />and small house simulators. A majority of the area will be screened by the existing wooded area <br />along the west and south property lines. The applicant will install landscaping to screen the area <br />from the surrounding properties. <br />Any large equipment and business related materials shall be stored inside the building. The <br />ordinance requires all exterior storage areas to be screened from view from the adjacent <br />properties. All exterior storage areas are required to be stored on pavement. <br />The applicant is proposing fencing around the building and driveway area behind the training <br />center. The fence is a combination of black architectural wrought iron and black chain link. <br />There will be controlled gates where the driveways enter the area. No other fencing is proposed <br />for the site. <br />Mechanical Equipment Screening <br />The applicant has stated that the mechanical equipment for the addition will either be located on <br />the ground, or internal to the building. No roof mounted mechanical equipment is proposed. The <br />applicant has not shown methods of screening for these options. Section 90-272 of the City <br />Code requires "All roof and ground -mounted mechanical equipment shall be completely <br />enclosed with building materials compatible with the principal structure and painted to blend in <br />unobtrusively with their background." Furthermore, Section 7.1 of the Commercial and <br />Industrial Design Guidelines require "The view of all roof top mechanical equipment and related <br />utilities on buildings shall be screened from view of adjacent properties." The applicant shall <br />revise the plans prior to the issuance of a building permit to provide information to show that this <br />equipment would be screened from adjacent properties. <br />Streets and Access <br />The site has access from Fenway Boulevard North. The property has two entrances into the site. <br />Parking <br />According to the Section 90-253 PARKING, based on the use and the size of the buildings 77 <br />parking stalls are required by ordinance. The applicant is proposing 81 parking stalls for the site, <br />which exceeds the ordinance requirement. The orientation of the parking has stayed generally the <br />same as the previous approvals for the site. The vehicle circulation within the parking lot works <br />well. <br />Trails <br />There is a City trail along Fenway Boulevard North. The applicant is not proposing any <br />sidewalks or trails with this development, but has restored the areas were the access to the site <br />crosses the trail. <br />
