This request corresponds <br />with market demand for the villa style dwelling currently being constructed in Fable Hills. As a <br />result, the PUD Amendment proposes replacing 5 single family lots, in the future phases, with 7 villa <br />style units and alter a short segment of the street, specifically curvature which improves sight lines. <br />Enclosed is an application for a PUD Amendment and Preliminary Plat for the remaining phases of <br />Fable Hills. If you have any questions, please feel free to contact me. <br />Grading, and Drainage — <br />The grading for the site was partially completed with previous phase/s of Fable Hills. Only minor lot <br />grading is anticipated for this street and lot configuration and expansion to the existing pond. No <br />impacts to the existing wetlands are proposed. <br />Storm water management will follow the original PUD plan for Fable Hills. Detailed drainage and <br />ponding data will be provided with the final plat submittal for the city/watershed to review and <br />approve. <br />Utilities — <br />Sanitary Sewer and Water mains will be extended in accordance with the previous utility plans. Only <br />changes will be providing additional services for the additional lots. <br />Streets - <br />The street configuration follows the previously approved PUD with the exception to the sharp curve <br />along lots 6-10, Bk 3 of the previous preliminary plat of Fable Hills Fourth Addition.
