District P1 is located west of TH 61 bordering the City's west boundary <br />line along 170th Street North and the district is currently undeveloped. <br />District P1 is zoned for future business park, mixed use, medium <br />density residential, and industrial. When this district develops, an <br />extension of trunk sanitary sewer service from the MCES interceptor <br />sewer at connection point P1 will be required. <br />District Q <br />Sanitary Sewer District Q consists of approximately 1,415 acres of <br />developable land divided into four sub -districts: 01, Q2, Q3, and Q4. <br />Sub -districts Q1 and the western portion of Sub -district Q3 are located <br />west of TH 61 along 170th Street North. The eastern portion of Sub- <br />district Q3 and Sub -districts Q2 and Q4 are located east of TH 61 and <br />north of 1701h Street North. All four districts are currently undeveloped. <br />Sub -district Q1 is zoned for business park, mixed use, medium density <br />residential, and high density residential development. Sub -district <br />Q3 is zoned for future mixed use, medium density residential and low <br />density residential development. Sub -district Q2 is zoned for future <br />mixed use and low density residential and Sub -district Q4 is zoned for <br />future low density residential development. When each of these sub - <br />districts develop, an extension of trunk sanitary sewer service from the <br />MCES interceptor sewer at connection point Q1 will be required. <br />.0� <br />ff,r <br />2040 COMPREHENSIVE PLAN UPDATE <br />District R <br />Sanitary Sewer District R consists of approximately 140 acres of <br />developable land divided into two sub -districts: R1 and R2. <br />Both sub -districts, R1 and R2, are located west of TH 61 and south of <br />180th Street North and are currently undeveloped. Sub -district R1 is <br />zoned for future low density residential, and Sub -district R2 is zoned <br />for future low density residential, medium density residential, and <br />high density residential. When each of these sub -districts develop, an <br />extension of trunk sanitary sewer service from the MCES interceptor <br />sewer at connection point R1 will be required. <br />District S <br />Sanitary Sewer District S consists of approximately 125 acres of <br />developable land and was not divided into further sub -districts. District <br />S1 is located west of TH 61 and south of 1801h Street North and is <br />currently undeveloped. District S1 is zoned for future mixed use, <br />medium density residential, and high density residential development. <br />When this sub -district develops, an extension of trunk sanitary sewer <br />service from the MCES interceptor sewer at connection point R1 will <br />be required. <br />District T <br />Sanitary Sewer District T consists of approximately 1,900 acres of <br />developable land and was not divided into further sub -districts. When this district <br />develops, an extension of trunk sanitary sewer service from Sub - <br />District Q4 will be required. <br />District U <br />Sanitary Sewer District U consists of approximately 4,210 acres of <br />developable land and was not divided into further sub -districts. This <br />district is located in the central portion of the City outside of the <br />existing 2030 MUSA and is currently undeveloped. When this district <br />develops, an extension of trunk sanitary sewer service from Sub - <br />District 04 will be required. <br />District V <br />Sanitary Sewer District V consists of approximately 6,560 acres <br />of developable land and was not divided into further sub -districts. <br />This district is located in the south portion of the City outside of the <br />existing 2030 MUSA and is currently undeveloped.
